The initial meeting is our first opportunity to learn about you and what you would like to accomplish. We will offer our thoughts and ideas to efficiently complete your project. Generally, within a couple weeks after this meeting, we will provide you with an estimate.
This comprehensive estimate is for the Planning-Design and Construction Phases of your project, which are based on our initial meeting and any plans or drawings you may have provided. This is not the final contract price, but is intended to determine if the project you have described, meets your budget. Once you have approved the estimate, we will begin shaping the scope of work during the Planning & Design Phase.
This will begin your project’s development and lets us know you are excited about working with us. During this time, we will value engineer your project to meet your ﬁnancial and construction goals. This is a fun and exciting phase, so dream big, we will manage the costs and show you what is possible. Together, we will select products and ﬁnishes that reﬂect your personality and style. Throughout this process you’ll feel conﬁdent knowing we are assessing the overall scope of work and feel secure the project will meet your budget.
We view residential construction to be two phases: a Planning & Design Phase, and a Construction Phase. Fees for Planning & Design are separate from the costs of Construction. If needed, we will include an architect or designer from our trusted circle of professionals with a wide range of styles and backgrounds. It is important to choose the right person to create the design based on the type and personality of your project.
The Construction Agreement is the detailed contract for the building portion of your project. With a complete set of construction plans, we will clarify the scope of work and provide you accurate costs. This is a time-intensive process, which involves many subcontractors and supply companies. Depending on the scope of work and your local building jurisdiction, the design and permitting process typically takes several months to complete. Once the permit is approved, we will finalize the schedule and begin construction.
The first day of construction is a very exciting time. The start date is contingent upon a fully-scoped plan, an approved building permit, the signed Construction Agreement, and our availability.
